As of June 30, 2025, Colorado House Bill 24-1152 is officially in effect โ and itโs a game changer:
-- ADUs are now legal โby rightโ on most single-family zoned lots across Boulder & Colorado.
-- No rezoning, variances, or special permits required.
-- In Boulder: owner-occupancy, off-street parking, and minimum lot size requirements have all been waived.
It doesnโt stop there: On July 20, 2025, the U.S. Congress introduced a bipartisan bill to make financing ADUs easier. The bill will give US Government backing on all Second Mortgage Loans on properties where the use of financing is an ADU.
